We Repair, You Repair

We are responsible for maintaining your home but you also have certain maintenance responsibilities.

We are responsible for:

  1. Maintaining the structure of your home so that it is kept wind and water tight and in a habitable condition. The structure includes the roof, doors, walls and windows. This includes periodic redecoration of external paintwork to keep the property in good order.

 

  1. Drains, waste pipes, manholes, gullies, gutters and downpipes – but if we have to clear a blockage or waste pipe which has resulted from misuse or neglect on your part we will recharge you with the cost incurred.

 

  1. Work to internal walls, plasterwork, floors, ceilings, internal doors, stairs and all internal finishings and equipment supplied by us (e.g. sanitary fittings and kitchen units).

 

  1. All equipment or fittings which we provide for the supply of water, gas, electricity and television reception systems. If you have gas central heating we have a responsibility under law to ensure that your boiler is serviced every year.

 

  1. Repairs and maintenance works, including periodic decoration where appropriate, to communal areas, facilities and buildings owned by the Association in the vicinity of your home. This includes repairs to stair lighting and door entry systems in blocks of flats, maintenance of landscaped and communal areas and repairs to pathways, bin, stores, etc.

You are responsible for:

  1. Ensuring that all possible care is taken by you, your family and your visitors to avoid neglect or damage to the property and the communal areas around your home.

 

  1. Damage to glass, sinks or sanitary ware, choked wastes, including replacement plugs & chains for sinks. Replacing lost or broken keys and any costs incurred through forcing entry through lost keys.

 

  1. Following instructions given or provided for the use and care of the central heating system and / or other equipment which we have provided in your home.
  2. Reporting any damage or maintenance issues to us in order that the required works may be carried out without delay and any further possible damage is avoided.

 

  1. Repairing or replacing any appliances, fittings or fixtures which you have fitted in your home and which have not been accepted for maintenance by us.

 

  1. Maintaining the internal decoration of your home (if you live in a brand new property there may be a temporary limitation on decoration).

 

  1. Regular testing of your smoke alarm(s) and replacement of alarm batteries as required, and reporting any faults found with smoke alarms.

 

  1. Arranging connections of domestic appliances such as cookers and washing machines by suitably qualified and competent contractors. N.B. we can arrange such connections at set prices, providing payment is received in advance. Contact us on 01224 628104 or email for more details.
